Yes, in most cases. The parser accepts standard residential inspection reports across a wide range of inspection software and formats, including form-based, narrative, and hybrid layouts. Extraction quality depends on how complete the report is, not which software produced it. Very short reports (under roughly 15 pages) contain less component-level detail and will produce sparser results.
A few document types are not supported and are rejected at upload: Florida 4-Point insurance forms, Florida Wind Mitigation forms, and commercial Property Condition Assessments. Full details are in our Scope and Limitations.
You review everything before the forecast is generated. The review screen shows what we extracted and what we estimated, and you can add, edit, or remove components before anything is finalized. No automated extraction is perfect, and the review step exists so you stay in control of the inputs.

If you are buying and have not reached the inspection stage yet, download the sample report to see exactly what you will get, then run your Capital Forecast when your inspection lands. That is the moment the report does the most work, while you are still making the decision.
If you already own the property, you do not need to order a new inspection. Upload the most recent report you have, and confirm or update anything that has changed since. Or skip the report entirely: guided setup walks you through your property's systems, and you can add details manually or snap a photo of a component's nameplate and we will pull the make, model, and date from it.
Yes. A single Capital Forecast covers a property with up to 10 units, including shared systems like a roof or boiler that serve multiple units. The sample report is itself a duplex.
Yes. The Capital Forecast models the replacement timing and cost of every tracked component and translates that into a monthly reserve contribution for the property, alongside the 30-year replacement schedule. Yes. Your purchase covers the property, not a single report. Adjust your hold period, rent, or component details and regenerate as many times as you want. No per-report fees.
You own your data. We do not sell it or use it for advertising. Your documents are processed through a third-party AI service solely to extract component data for your forecast, as described in our Privacy Policy. Inspection PDF retention follows the Privacy Policy: for a one-time Capital Forecast purchase without a subscription, uploaded PDFs are retained for at least 90 days after purchase; with an active subscription, they are retained for as long as the subscription stays active. Either way, download your Capital Forecast PDF and keep it with the property's records. You can request a full export or deletion of your account at any time at support@capexreserve.com.
